There are many reasons Furnaces or Air Conditioners may not be working. Prior to submitting a service request please follow these trouble shooting tips to determine if you really need service or if the problem is something that you can easily repair yourself.
Many times if the thermostat is not working that will cause the Air Conditioner or Furnace to not be able to cool or heat your home. Most thermostats require batteries and if you haven't changed the batteries that may be the culprit of the HVAC system not working properly. Before submitting a maintenance request, we ask that you change the batteries in your thermostat. You can look on youtube for videos that look similar to your thermostat and watch a video if you are not sure. If you are not able to change the batteries or if that doesn't solve the problem please continue reading below.
The first step in determining why your Heating and air conditioning system is not working is to identify what type of heating and cooling system is in your home. At Rockwell Property Management we manage properties that have Gas Furnaces, Baseboard Heating, Central Air Conditioning, Swamp Coolers, Mini-Split Systems, Window Mount Air Conditioning Units and Packaged Terminal Air Conditioners (PTAC). When submitting a maintenance request about your air conditioning please indicate which type of air conditioning is in your home.
If you have central air conditioning please evaluate these questions and instructions for each question and if the problem persists please include the answers on your maintenance request:
1-What is the temperature in the home and what temperature is the thermostat set at?
Instructions: Review instructions for thermostat if it appears the thermostat is not working correctly.
2- Are any of the pipes outside by the AC condenser or inside by the furnace frozen?
Instructions: The pipes will need to be thawed before an HVAC company can work on the unit, so please turn the thermostat to off and allow the system to thaw out for at least 24 hours, if you turn it on and it works no need to submit a maintenance request unless it keeps icing up.
3- Is the blower fan is blowing through the vents and is the air is warm or cold?
Instructions: If the blower fan is not blowing and the system is not iced up please submit a maintenance request.
4-When was the last time the furnace filter was changed and is it currently clean or dirty?
Instructions: If the filter is dirty, please change the filter and wait about 24 hours, if that does not solve the problem then submit a maintenance request.
If you have gone through all these steps and the Central AC unit is still not working correctly, please submit a maintenance request through your online tenant portal and include all the steps you took to solve the issues. Photos are also extremely helpful when submitting a maintenance request.
If you have any other type of Air Conditioning
Please submit a maintenance request and be descriptive in the description, please include what the AC unit is doing or not doing, what type of Air Conditioning is in your unit and photos are extremely helpful when submitting a maintenance request.
If you have a gas furnace please evaluate these questions and instructions for each question and if the problem persists please include the answers on your maintenance request:
1-What is the temperature in the home and what temperature is the thermostat set at?
Instructions: Review instructions for thermostat if it appears the thermostat is not working correctly.
2- Is the blower fan is blowing through the vents and is the air is warm or cold?
Instructions: If the blower fan is not blowing and the system is not iced up please submit a maintenance request.
3-When was the last time the furnace filter was changed and is it currently clean or dirty?
Instructions: If the filter is dirty, please change the filter and wait about 24 hours, if that does not solve the problem then submit a maintenance request.
4-Is the panel on the furnace closed properly, is the power on to the furnace, does the furnace having any flashing lights on it?
Instructions: If the panel is not put on correctly most newer furnaces will not turn on. Please check that the panel is on correctly, the power is on to the furnace and that the furnace doesn't have any lights that are flashing. If it does have flashing lights please count how many flashes and include that on the maintenance request.
If you have gone through all these steps and the gas furnace is still not working correctly, please submit a maintenance request through your online tenant portal and include all the steps you took to solve the issues. Photos are also extremely helpful when submitting a maintenance request.
If you have any other type of Heating System
Please submit a maintenance request and be descriptive in the description, please include what the Heating Unit is doing or not doing, what type of Heating unit is in your home and photos are extremely helpful when submitting a maintenance request.
If after following the instructions above and the issues haven't been resolved please submit a maintenance request and mention that steps that you attempted to get the heating or cooling system working again. To get the system working again we will contract with a local HVAC Company that is certified to work on that type of system. In order to expediate your request we ask that you be as descriptive as possible. It is also extremely helpful to include photos of the HVAC System. The HVAC company will reach out to you directly to schedule an appointment, so please make sure to answer all calls coming into your phone when you are waiting for a repair.
