Water leaks include water that is seeping or flooding in from an unknown place or a water line that is leaking. As soon as a leak is found First- turn off the water to stop the leak and then second submit a maintenance request through your online tenant portal and then third call the office at 801-677-1890. If the leak occurs after hours and you can't get the water to stop leaking and it is causing damage to the property please call the emergency line at 801-810-4357. If the leak is after hours and you are able to stop the leak by turning off the water, please leave the water off, submit a maintenance request, and then call us the first thing the next business day.
If the Furnace or Air Conditioning is not working and the thermostat is displaying correctly and the filter is installed correctly in the unit please submit a maintenance request with as many details as possible on your Resident Portal.
If you are experiencing no hot water or if your water heater is leaking submit a maintenance request and include photos of the leak and the model and serial numbers of the sticker on the water heater. If the water heater is blinking or flashing lights please include how many flashes you see and a photo of the menu that shows what the flashes indicate. If your gas service has been terminated or not turned on, you will need to contact the gas company to have service restored.
If you have keys that are missing, lost or you need replacement keys please submit a maintenance request with the details of what keys you need on your resident portal. Please include all details about the missing keys. If you are locked out we can possibly come let you in or arrange for a locksmith but you will be charged for the cost. The cost is $75 per hour with a 1 hour minimum + materials. If you were never given the keys, such as with a mailbox key, you will not be charged for the cost of the keys, as long as you let us know you were never given keys within a reasonable amount of time after moving in.
According to your lease agreement you are responsible for the termination of unwanted pests such as bugs or rodents. If you feel like the issue is beyond your ability please submit a maintenance request and your property manager will review your request. Please include what steps you have attempted to remedy the infestation.
