APPLIANCE TROUBLESHOOTING
Many times appliances have issues that can easily be repaired by general cleaning or maintenance. These instructions are intended to help assist you in getting the appliance working properly or determining if you need professional help for the appliance to work. If after attempting these tips your appliance is still not functioning correctly please submit a maintenance request on your online tenant portal. When submitting a maintenance request please make sure to include the name manufacturer, the model number and the serial number. List on the maintenance request what steps you followed to attempt to remedy the situation. Please also include a photo of the sticker with the model and serial numbers and a photo of the outside of the appliance.
DISHWASHER:
There are many reasons a dishwasher may not be working. Some of the most common issues can easily be solved by you. Please click on the Dishwasher Instructions Button below and read through the options to determine how you can get the dishwasher working as quickly as possible. We do require that you attempt to try these steps before we will send out an appliance repair technician.
STOVE OR OVEN:
To get the stove or oven working again we will contract with a local appliance repair company that is certified to work on that brand of appliance. In order to expediate your stove or oven maintenance request we ask that you include the brand, model and serial number of the stove or oven. We also need to know if the appliance is gas or electric. It is also extremely helpful to include photos of the manufacturer sticker with the model and serial number and a second photo of the front of the appliance. The appliance company will reach out to you directly to schedule an appointment, so please make sure to answer all calls coming into your phone when you are waiting for a repair.
REFRIGERATOR:
Refrigerators often stop working without any indication that they are starting to go bad. If your refrigerator is not working, please submit a maintenance request through your online resident portal. Make sure to include the manufacturer of the fridge as well as the model and serial numbers that are located on the white or silver sticker that are in the inside of the fridge. To speed up your wait time significantly, please include a photo of the sticker and a second photo of the exterior of the refrigerator in the kitchen. Once we receive the maintenance request (and the model and serial numbers) we will work with a local appliance repair company to get the fridge fixed. The appliance company will contact you directly to schedule a time to come take a look, so please make sure while you are waiting for a repair you answer all the phone calls that you listed on the maintenance request.
If your fridge just needs new light bulbs or water filters replaced that is the responsibility of the tenant, per the lease agreement. To find the correct size of light bulbs or filters you can google the manufacturer and model number and find the owners manual. You can replace bulbs and filters yourself easily.
MICROWAVE:
When Over the Range Microwaves stop working it can drastically change the way you have to cook. Countertop Microwaves generally are the responsibility of the tenant, the exception to that would be student housing. In order to get the microwave repaired as quickly as possible please submit a maintenance request through your online resident portal. Include details of what is not working about the microwave and a photo of the manufacturer, model and serial numbers as well as a second photo of the exterior of the microwave. Please also note if the microwave is a smaller than normal size.
WASHING MACHINE OR DRYER:
In some lease agreements that washing machines and clothes dryers are provided the responsibility of the repair falls on the tenant and in some units the cost of repair or replacement is the owners responsibility. If the washing machine and clothes dryer in your unit is not working please clean the washing machine filters and vacuum out any lint from the clothes dryer. The washing machine filters and dryer lint is maintenance that as the tenant, you should be doing monthly. If you are not sure how to clean the washer or dryer locate the model number and brand of the appliance and google the owners manual. Then follow the manufacturers instructions for that model. If the issue still persists, please submit a maintenance request through your online resident portal. Include details of what is not working about the washing machine or clothes dryer, what you did to attempt to clean it and a photo of the manufacturer, model and serial numbers as well as a second photo of the exterior of the appliance.
