WASHING MACHINE OR DRYER INSTRUCTIONS:

There are many reasons Washing Machines or Clothes Dryers may not be working. Some of the most common issues can easily be solved by you. Please read through the below options and follow the instructions. 


If your Washing Machine or Dryer will not turn on please see if the unit is plugged in. Check to see if there is a GFCI outlet somewhere that has been tripped. If that doesn't work go to the breaker panel and flip the breaker to off and then all the way to on. If there is still no power to the unit, please login to your resident portal and submit a maintenance request and mention that you checked the power, GFCI and the breaker and the machine still is not working.  


If your washing machine is leaking, please read the troubleshooting tips below for more information about if you are seeing leaks, the washing machine is not cleaning, or if the dryer isn't drying.

If your dryer is not working

First see if you need to clean the lint filter or the dryer vent. If your dryer has an electronic display attempt to find the error code by using Google to find the owner's manual for the manufacturer and model number of the dryer. If there is no error code please submit a maintenance request. On the request include the exact issue, manufacturer, model and serial number as well as the error code. Pictures are very helpful. We will contract with a local appliance repair company to get the machine working again.

If your washing machine is leaking, look to see if the hoses connected in the back are tightened.

If the hoses are not tightened, go ahead and tighten the hoses and then run the washing machine another cycle. If there is no further leaking you have solved the problem. If the machine continues to leak, please submit a maintenance request through your online resident portal. Include details of what is not working and what you did to attempt to get it to work and a photo of the manufacturer, model and serial numbers as well as a second photo of the exterior of the appliance. If the machine is leaking water, turn off the water and discontinue use until we can get someone out to repair the appliance.

How to check for an error code.

If your washer or dryer has an electronic display, please Google the manufacturer and model number to find the owner's manual. Once you find the owner's manual you can follow the instructions for the error code. 

If the error code is saying the filter is dirty or if you have not cleaned the filter, clean the filter prior to submitting a maintenance request.

Most manufacturers recommend cleaning the filters in your washing machine monthly. Most people never clean the filter in their washing machine until the washing machine stops working. To clean the washing machine filter, Google the manufacturer and model number of the washing machine. That should pull up an owner's manual. Follow the manufacturer's instructions for cleaning the filter. If the that does not clear the code or solve the problem go ahead and submit a maintenance request. Include details of what is not working and what you did to attempt to get it to work and a photo of the manufacturer, model and serial numbers as well as a second photo of the exterior of the washing machine. Once we have that information we will contract with a certified appliance repair company to come service the washing machine.

If the error code is something other then a dirty filter...

Please submit a maintenance request. On the request include the manufacturer, model and serial number as well as the error code. Pictures of the appliance are very helpful. We will contract with a local appliance repair company to get the machine working again.

If after cleaning the filters the issues haven't been resolved please submit a maintenance request and mention that you attempted cleaning the filters in the washing machine or dryer and the issue hasn't gotten any better.  To get the appliance working again we will contract with a local appliance repair company that is certified to work on that brand of appliance. In order to expediate your appliance maintenance request we ask that you include the manufacturer, model and serial number of the machine. It is also extremely helpful to include photos of the manufacturer sticker with the model and serial number and a second photo of the front of the appliance and a third photo showing the error code if there is one. The appliance company will reach out to you directly to schedule an appointment, so please make sure to answer all calls coming into your phone when you are waiting for a repair.
